The door came off its tracks sideways when the right spring let go at nine on a Friday night. The homeowner had a truck sealed inside and work the next morning. Otto answered the call himself, quoted the job on the phone, and was there within the hour. New springs, realigned tracks, and a door that lifts with two fingers now. We count spring cycles the way you count tire miles, so we told them exactly what was left on the left spring too.

A landlord near the old high school needed a door that wouldn’t scare a tenant away. The old one was three different shades of white, with rusted hinges and a gap at the floor big enough for every critter in the county. We measured, ordered a new Clopay steel door, and had it hung before the next tenant walked through. The rental filled faster, and the landlord finally stopped getting calls about the garage.

Somebody misjudged the turn into the driveway and clipped the track with a minivan. The door was pinned against the inside wall, and the family couldn’t get the lawn equipment out. Otto came out, pulled the damaged track, and had a new one on the same afternoon. The door itself was fine, which surprised even us. A door is 200 pounds riding on two springs. Respect it. And respect the person backing a minivan out too.
Off-Track Door on a Detached Shop Behind an Older Home
This shop door had been off track so long the owners just stopped using it. Otto found a sheared cable and three rollers that were flat-sided from years of dragging. We put the door back where it belongs, replaced all the rollers, and adjusted the spring tension so it lifts level. The homeowner said it hadn’t opened that smooth since the Bush administration.
